A buyer books a phase inspection on a brand-new build before the final walkthrough.
Sample transcript
Caller: Hi, we are buying a new build and closing is in two weeks. Do you do new construction inspections?
Josh: We do. For a new build we usually book a full pre closing inspection so you can hand the punch list to the builder. What is the address?
Caller: It is 4120 Meridian Lane, and the builder said the house is basically finished.
Josh: Perfect. That is in your area. Is it a single story or two story, and about how many square feet?
Caller: Two story, right around 2,600 square feet.
Josh: Got it. I have Wednesday at 10 AM or Friday at 1 PM open. Which works better?
Caller: Wednesday at 10 is great.
Josh: Booked. Wednesday 10 AM, full new construction inspection. I am texting you the confirmation now.
An unhappy caller phones back about a scheduling mix up. Josh listens, fixes it, and rebooks.
Sample transcript
Caller: I booked an inspection for this morning and nobody showed up. This is really frustrating.
Josh: I am sorry, that is not the experience we want for you. Let me pull up your booking right now and make it right. Can I get the name it was booked under?
Caller: It is under Dana Whitfield.
Josh: Thank you, Dana. I see the mix up. The order landed on the wrong day. I want to get you the next available slot at no rush charge.
Caller: Okay, that would help. I really need it before Thursday.
Josh: I can do tomorrow at 8 AM, well ahead of Thursday. I am flagging this for the inspector so he calls you first.
Caller: Tomorrow at 8 works. Thank you for sorting it out.
Josh: Done. Tomorrow 8 AM, and a confirmation text is on its way. Again, I am sorry for the trouble.
A buyer's rep books an inspection on an older resale home and adds a sewer scope.
Sample transcript
Caller: Hi, I represent a buyer on an older home and we need an inspection scheduled quickly.
Josh: Happy to help. What is the property address and roughly what year was the home built?
Caller: 812 Oak Ridge Road, built in 1968.
Josh: Thank you. On a home that age I would suggest adding a sewer scope, since older lines are a common surprise. Would you like that included?
Caller: Yes, add the sewer scope.
Josh: Will do. I have Thursday at 9 AM or Thursday at 2 PM. Which fits your buyer?
Caller: The 9 AM slot works.
Josh: Booked. Thursday 9 AM, full inspection plus sewer scope. I am sending the confirmation to you and your buyer now.
