She’s a home buyer. She’s on the couch. She found you on Google, tapped your site, and looked for a reason to choose you over the next name on the list.
She couldn’t find one. So she went to the next name.
You’ll never know that call didn’t come. Your family told you the site looked good. Your agent said she liked it. And somewhere in your Google Analytics, the session is recorded as a bounce that lasted four seconds — right next to all the others.
You’ve never opened Google Analytics. You don’t know what Google Search Console is. And your site has been bleeding leads since the day it went live.
The question nobody on your site is answering
What she actually wants to know — the question already running in her head as she looks at your site — is this:
Why should I choose your firm over everyone else in my market?
That question is either answered in the first few seconds or she’s gone. Your site has three to five seconds to make it clear what’s in it for her to keep reading. Most inspector sites use that window to show a photo of a house.
The majority have no headline at all. The ones that do have one are telling her something she already knew — that her home is a big investment, that her family’s safety matters, that choosing the right inspector is important. She doesn’t need convincing of the premise. She needs a reason to pick you.
It’s every booking that site didn’t produce. Every buyer who found you, stayed for four seconds, and left. Every referral from a real estate agent who sent a client to your site to “check you out” first — and that client decided not to.
The $300 site feels like a savings. It isn’t. It’s a leak in a bucket you’re filling every day through every other thing you do to get work — and you can’t see it because you’ve never checked.
Most inspectors want to keep getting leads from real estate agents because it’s cheaper and easier. But an agent sends a client to your site to check you out. What she finds there is the last thing that happens before she calls you — or doesn’t.
Here’s what nobody told you
Making a website look good and making a website convert are two completely different jobs. The person who built yours is probably good at the first one. Almost nobody in this industry knows how to do the second.
A brochure website does exactly what a brochure does. It sits there. It looks professional. And when somebody picks it up, reads it, and puts it back down without calling, nobody ever finds out.
What “pretty” gets you
Your family thinks it looks good. Your agent said she liked it. The designer sent you a portfolio of sites that look similar and they all look fine.
None of that tells you whether she booked. The site can be beautiful and still answer the wrong question. Most inspector sites spend their first five seconds describing home inspection to people who already know what home inspection is.
What “converting” actually means
A converting website has one job: take a stranger who found you and turn her into a paying client. Every element on the page either moves her toward booking or doesn’t.
There are nine specific elements that separate a site that converts from one that doesn’t. They aren’t secrets. Inspectors who have them get bookings from their site. The ones who don’t, don’t. And most inspector sites have none of them.

Not a description of what you do. An answer to why she should choose you — in her language, about her problem, with a clear next step.

Real reviews with real names, displayed where she lands, not buried in a tab she’ll never open.

You on a roof. You at a panel. You explaining something in plain language. Video builds trust faster than any paragraph you’ll ever write.

People do business with people, not nameless companies. Your photo and your story on your own site — who you are, why you do this, how long you’ve been doing it — is the thing that turns a visitor into a caller.

Every service, clearly named and described. If she can’t find radon testing, she’ll assume you don’t do it and call someone who says so.

She wants to know what she’s getting. Showing her a real report — not promising a “thorough” one — closes more questions than any bullet point.

If you stand behind your work, say so. A clear guarantee lowers the perceived risk of hiring you. Most inspector sites never mention one.

Some buyers call. Some text. Some want a form. Some want chat. If only one way works, she’ll use the one that doesn’t and assume you’re unavailable.

If you ever cancel, the site is yours. We do a clean handoff and help you point it wherever it needs to go. No holding anything hostage.
What we won’t promise you
A converting website gets the visitor to the booking step. It doesn’t guarantee she finds the site in the first place. That’s what your Google Business Profile, local microsites (leased by town), and paid ads do — they put you in front of people who don’t know your name yet.
We don’t promise a ranking, a traffic number, or a cost per booking. Any company that does is guessing. What we can tell you is that the nine elements are the difference between a site that converts the visitors it gets and one that doesn’t.
The site also needs content from you. Inspector bios, inspection photos, a sample report. We guide you through exactly what we need and when. None of it is heavy — but it’s yours to supply, because nobody else can.
