How long does it take to get set up?

Days rather than weeks, and most of the work is ours. You fill in one onboarding form — your services, your prices, your hours, your service area — and we build everything from that. Most inspectors are live within days.

What do I actually have to do?

Fill in the onboarding form properly, port your number, and keep publishing reports the way you already do. That’s the whole of it. The form is the important part — everything Josh says to a caller comes from it.

Does it replace my inspection reporting software?

No, and it never will. Nothing here performs an inspection or writes a report. The inspection stays yours.

What happens to my old jobs and reports?

They stay where they are. Booked Solid starts with the work that comes in from your go-live date, and we import the last twelve months of clients and agents so the engines have something to work with from day one.

Can I try it before I commit to anything?

Josh is answering right now for a sample firm. Type to him, talk to him, push him as hard as you like, and book a job start to finish. Nothing is real and nobody gets charged.

What actually happens in my first week live?

Your number ports, Josh starts answering, and your imported clients and agents begin receiving the sequences. A real human call is placed into your own account and the record checked before you go live — no automated test substitutes for that.

Does Josh tell people he isn’t a person?

Yes, whenever anybody asks. He never claims to be human and he doesn’t apologise for what he is — he answers straight and carries on booking the job. A growing number of states require it, Texas among them.

Are the calls recorded, and does the caller know?

Every call opens with the recording notice before anything else is said. The recording and the full transcript then file themselves onto the job. If a client ever disputes what was agreed on the phone, you have the call.

What happens when Josh gets something wrong?

He’s watched and he gets corrected fast, but he isn’t perfect and we won’t pretend otherwise. Every call is recorded and transcribed in your Business Center, so when something sounds off you can hear exactly what was said.

Will Josh answer technical questions about a house?

No, and that’s deliberate. Ask him what a foundation crack means, what a repair will cost, or whether to walk away from a house, and he says that’s a question for the inspector and puts it in front of you.

Does Josh speak Spanish?

On your website, yes — typing or out loud, and he’ll follow somebody who switches languages mid-conversation. Spanish on the phone line is still being tuned and isn’t live yet.

Can Josh work around when I’m not available?

He reads your calendar. He offers what’s genuinely open, never anything you’ve blocked out, and he won’t double-book you no matter how many calls arrive at once.

What does Josh do about robocalls and junk?

He handles them the way a good person on your phone would — he doesn’t book them, he doesn’t quote them, and they never reach you. The calls worth seeing are the ones that end up on your dashboard.

Does Josh take card numbers over the phone?

Never, under any circumstances. He sends a secure payment link by text instead. That’s a hard rule with no exceptions on any call.

Why does my number have to come over to you?

Because Josh has to be the one who answers it, and everything downstream — the booking, the agreement, the payment, the record — hangs off that call. Half measures are where double bookings come from.

Why don’t you just offer call forwarding?

We looked hard at forwarding, because it would be easier for everybody. The trouble is it leaves gaps — a call that rings through to nowhere, or one that reaches Josh without the details he needs to book it. It’s your name on that phone, so we’d rather do it properly than nearly.

Who owns my number once it’s ported?

You do. Always. Within three business days of the port completing there’s a port-out kit sitting in your Business Center with everything you need to take it somewhere else, whenever you want, for any reason or none.

What happens to my number if I leave?

It goes with you, and we help you move it. The port-out kit sits in your Business Center from your first week, so you never have to ask for it. We’d rather earn next month than rely on making it hard to leave.

What happens to Josh if the phone goes down on your end?

Your calls ring your own phone instead. When you sign up you tell us which phone should ring if we ever can’t answer — and that instruction lives at the phone company, not on our computers, so it still works even when ours are down.

What if Josh gets stuck mid-call?

It’s rare, and there are safeguards built in to stop it happening. If it ever does, he tells your caller rather than going quiet on them — the worst version of a bad day isn’t a dead line, it’s somebody sitting in silence wondering whether anybody is there. He says someone will call straight back, and the call is flagged so that somebody does.

What does it cost?

One flat monthly fee covers all four engines. The accelerants are priced separately and only if you want them — they’re what inspectors add when they want more leads faster, which is where the name comes from. See the pricing page for the current figure.

When does billing start?

The day you sign up. Our work starts that day — building your account, loading your services and your pricing, getting your number moved — so the clock starts then too. There’s no separate setup charge for any of it, and most inspectors are live within days.

Am I locked into a contract?

Month to month, thirty days’ notice, any time, for any reason. You’re not signing up for a year, and it doesn’t cost you anything to leave.

Can I see that a client’s payment actually went through?

Yes. Every job carries its own payment status on the record — scheduled, signed, paid, complete — so you can see at a glance what’s settled and what’s still outstanding without opening anything.

What happens to my clients and my data if I leave?

They’re yours and they come with you. Your number ports out, and your client and agent records are available for export.

Do I have to buy the accelerants?

No. The four engines work on their own, and plenty of inspectors never add a thing. Accelerants are what inspectors add when they want more leads faster — that’s where the name comes from. They open a channel you don’t have yet: a town you don’t cover, ads you don’t run.

Do you text my clients?

Once. The review request goes out as a text three hours after you publish the report, sent under your name, and then again by email. That is the only text this system sends a homeowner. Everything else is email.

How far back do you import my clients and agents?

Twelve months for both, at setup. After that everybody joins by themselves — the first time Josh books one of an agent’s clients, she’s in and on the right track.

What happens to the Google reviews I already have?

Nothing — they stay exactly where they are and they’re still yours. The Reputation Engine adds to them from your go-live date, and starts answering the ones that come in.

Who writes the replies to my reviews?

We agree on the approach with you up front — how you sound, what you want said, what you’d never say — and after that the replies go out without landing on your to-do list.

What happens if a client isn’t happy?

Every client gets two doors, side by side — leave a public review, or tell you privately. Either way it reaches you. Anything negative, private note or public review, lands in your Business Center with a notification at the top of the dashboard, so you know there’s a problem the next time you open it and can get on with making it right.

Do you screen clients before asking for a review?

No. That’s called review gating, Google prohibits it, and the Federal Trade Commission’s 2024 rule addresses it directly. Both doors go to everybody, every time. We won’t do it even if you ask us to.

Can I stop the marketing for one particular person?

Yes, in one click, from their own record. There are two switches — stop everything that’s queued, or never send anything at all, now or if they book again. Neither one gets undone by accident.

Does this work if I don’t market to real estate agents?

Yes, and plenty of good inspectors have built their business that way on purpose. The Reputation and Client Retention engines don’t touch agents at all, and Josh answers whoever calls.
